- Neighborhood comps from the Multiple Listing Service (MLS)
- Existing and possible future real estate trends
- Your personal financial goals
Your Legacy Agent will come to your property and provide a personalized approach to sell your home based on:
- Agent will provide a thorough and personalized marketing consultation
- Walk through and general visual inspection of structure, heating, cooling, etc.
- Recommendations of repairs and cosmetic updating
- Discuss benefits of staging and presentation of property for best results when showing
- Your Legacy agent will have a title company pull records for any possible issues
Your Legacy Agent will:
- Prepare the forms for the MLS
- Prepare all Colorado Real Estate Division approved contracts
- Prepare and organize your personal advertising campaign
- Draft and have printed marketing materials such as brochures, fliers, etc…
- Place “For Sale” sign and lockbox at property
- Schedule all still photography and videography
- Review completed Seller’s Property Disclosures
- Arrange showing schedule with Seller
Your Legacy Agent will:
- The results of all showings
- Review advertising responses
- Pre-qualify potential buyers
- Review any offers with seller
- Call agents who have shown the property and discuss feedback
- Communicate the results of all showings
Your Legacy Agent will:
- Present all offers and review contract with the seller
- Verify Buyer’s pre-approval with their lender
- Order all required title reports
- Specify necessary disclosures and reports
- Coordinate appraisal and all inspections
- Review preliminary title report and take action on any inaccuracies
- Confirm and assist in obtaining existing loan payoff demands
- Review all inspections and counsel seller through negotiations and resolutions
- Assist and attend the closing appointment
- Arrange key transfer with Buyer
- Confirm actual recordation of the property with the title company
- Arrange delivery of Seller’s closing documentation and proceeds
